Pro tip: fraud realtors will tell you "the seller pays the realtor fees," which is kind of true because the come out of the purchase price, and that "the fee is baked in, so the seller or seller's agent will get it if your Realtor doesn't." The latter, again, might have a grain of truth, but you can have your Realtor or lawyer take the whole 3% fee and rebate some or all of it break to you. You basically need 500-600k of cash for down payment for anything not gross unless you’re willing to commute from Morgan Hill (which means you can’t work in SF ever). Even Sunnyvale (and parts of Santa Clara) is expensive now. Cupertino is approaching Palo Alto prices, which is just insane. Because the schools have no Mexicans? Otherwise it’s essentially Mountain View.
For whatever comfort it is like 90% of the professionals are paycheck to paycheck and have much of net worth in house and will be fucked when laid off. |
