i doubt this would materially raise the rate of new mortgages. mortgages are already originated anticipating the possibility of prepayment if a buyer refinances when rates go down. transferability would only hurt the banking system by not originating as many loans, but it wouldn't significantly change the calculus on individual originations. the banks themselves transfer loans frequently. why would a bank care if your loan was on house X instead of house Y so long as the collateral was still sufficient? |

Date: November 12th, 2025 4:41 PM Author: Diamond Dallas Trump it's trading collateral that the bank already did an assessment on and determined it was sufficient for collateral the bank has not assessed in any way. the bank is also doing an assessment of the creditworthiness of the borrower at the time of origination. reducing the total number of these assessments would have to increase rates in some way. it's transforming a loan tied to a specific asset into an unrevocable line of credit tied to a borrower and I think the latter should be more expensive. As you say, mortgages already factor in the risk of prepayments, but now they have to factor in the risk of the transaction going the other way too. So whatever effect prepayment has on rates, you can probably double it. And if this reduces originations and makes banks overall less profitable, they will raise rates. You are acting as if their operating expenses are all variable costs that scale 1:1 with mortgages originated, but they have fixed costs too.
I am not saying this will make mortgage rates skyrocket, but the directional effect on rates is clear and it will help older, wealthier buyers while hurting newer, poorer homebuyers. |

A bond price calculator tells me that my mortgage would trade for about $105k on the bond market, since the coupon (i.e., interest payment) on my mortgage is less than the current market rate. That's already the way it works in Denmark (one of the few countries other than the U.S. where fixed-rate mortgages are the norm). And banks would probably welcome this change, because it would allow them to reallocate the money tied up in my low-interest mortgage to a new mortgage at the current market rate.
