Home ownership literally seems like j00 flame. I live in the most expensive housing market in the entire country but thanks to 180 cheap rents, I barely spend anything on housing.
Can easily allocate a larger % of my income to rent for a bigger house (2-3 bdr) later when I need more space without taking on $5,000,000 in debt.
Do your best to convince me that renting isn't 180 as fuck.

I've owned my house for 3 years. My mortgage is $2,500. Neighbors next to me rent for $2600.
3 years later, my mortgage is still $2600 and change. My neighbors are being told to move and will have to pay $5,500 for a similar setup.
I could now sell my house and pocket $250,000. My neighbors will get $0 when forced to move.

Yes - also, buying a house is incredible forced savings if you mostly stay put.
At retirement age my housing costs will hopefully be close to zero. I could even downside and use the proceeds to fund retirement lifestyle.
Contrast that with renting where (a) you're probably not saving that extra money and (b) god knows what your housing cost will be in 2050.

Tax system is simple and 180 here: choose between 1) a straight 3.3% income tax and forgo all benefits, or 2) regressive scheme that charges MUCH higher, but includes benefits.
And this system applies to all income levels, yes.

i live in a very average studio apartment that is the most common type of housing among yuppies. funnily enough, officetels, as studio apartments are known here, have been DECREASING in size while rents have only gone up in the past decade ive been renting
i basically have 180 as fuck housing locked down.

Lol@ buying, instead of renting, a studio apartment.
If you want to buy an actual apartment, you'll need $5,000,000 minimum. So while it's easy as fuck to find 180 rentals, outright purchasing a home is basically impossible for anyone not in the top .01%.
No complaints here tho I'm a singledood just enjoying dat Gangnam lifestyle.

it's a 180 well-designed and flexible system that matches skilled workers to professional industries. seoul is basically a city of officetels.
you are right in that it's kind of a "kicking the can down further" kind of problem bc the govt is scared as fuck of the huge cohort of prime 30s and 40s workers eventually aging out of the workforce without having homes to live in. gonna be lulzy and 180 when this happens

you can think of it like this: there are two types of people - those who own vs non-owners
the % of people who own a house (without attached debts) is probably less than 10% of the population. and im excluding jeonsae from this cohort, as they aren't actual owners of their homes.
of the 90% of people who do not own a house, maybe 10% of this group are independent, meaning they are single and live alone apart from their family. rest are nuclear/extended families, etc.
this relatively small % of the population, i.e. independent, non-homeowners are what drive rents, and in all likelihood a far larger market than the 10% of the national homeowning population (stats back this up, btw: https://koreajoongangdaily.joins.com/2022/05/17/business/economy/Korea-Real-estate-prices-jeonse/20220517184838337.html )

salary just over 50K (he first gave his salary range as 50k-70k and then when he got laughed at about this he changed it to 50k-100k -> so we know it's just over 50k)
my guess is he counts his beat-up old car as his main asset at an inflated price too, so that 100k in assets is about as real as benzo's photoshopped 93k
tldr he's even poorer than you think
and don't forget he lives in a studio apartment at 40 years of age (he admits to this)

To be fair, in USA the Fed's primary job is making sure asset prices increase during recessions and during non-recessions, booming economic factors increase asset prices. Therefore, you have the Fed backing your highly leveraged investment.
Furthermore, you can obtain very high leverage from the government (most debt provided by "Banks" is actually federal funds). Also, has a homeowner, you are important and thus the government will decrease the amount of taxes that you owe because you used federal funds to buy that house (barely used any of your own money-- its always better to use other people's money!).
Also, a slight majority of American householders are homeowners, thus by being part of the majority, the laws will favor you and you can restrict the building of new housing to create an artificial supply shortage and thus increasing your net worth relative to other Americans.
Most importantly, the above factors help describe why the
"Free market" of home ownership keeps increasing in value and thus the best thing you can do is hedge against these government backed price increases by hedging by becoming a member of their group.
The other option is to be unhedged against shelter costs which will rise due to extensive government financial support and restrictive laws due to the majority.

Renting is now cheaper than owning in all of America’s 50 biggest metro areas
Published: March 26, 2024 at 6:00 a.m. ET
Thanks to rising home prices and elevated mortgage rates, it’s now cheaper to rent than it is to buy a home in all of America’s biggest metropolitan areas, according to a new report by Realtor.com.
In its February monthly rent report, the company found that it’s more affordable to rent than to buy a home in all of the top 50 metro areas in the U.S.
While it was already cheaper to rent than to buy in 90% of metro areas as of last year, a hot real-estate market has pushed that to 100%.
And it’s the first time that has happened since Realtor.com began tracking renting versus buying in 2021.
