100% finance is crazy otherwise they would have a 3% 30 year mortgage so who cares.

I have a mil at least in equity. Not that I care because it only matters when you sell and I never will.

I have like $20k in equity because I bought my house and it promptly fell 20% in value. Almost like straight down.

Same. I don’t even factor it into my NW.

I paid it off in 15 years and haven’t had a mortgage in a decade.

Same thing has happened to me but I haven’t moved and I don’t need to sell right now. I also put 20% down so I’m not exactly in the red, but a house on my street with a pool, whole house generator, more square footage and full renovation just sold for what we paid for ours 2 years ago. So down about $100k, just like these folks.

this is the fatal flaw with sunbelt real estate. if you're going to sell you have to time the boom or else you bust. buying during the boom is retarded.

- Canada has an insane real estate bubble that appeared during COVID

- It is propped up by Chinese speculators, and by low wage Turd immigrants living 19 to a house

- Mortgages in Canada generally have a 5 year term, and they are all coming up for renewal right about now at interest rates much higher than when the houses were originally purchased leading to some serious problems

mortgages there aren't securitized and banks hold them on their books. so they aren't giving you a 30-year 2% mortgage.

Who buys a 1.48 million house and then rents it out for 2700/month? Doesn't make sense... Did they subdivide a chunk of land from it or is it money laundering

generally, people who thought line goes up and it would be a $2.3m house in a year.

that dump was purchased for an insane price pre-covid though, so not sure what was up. maybe walking distance to a synagogue or something.
