The Fed controls a short term rate. Short term rates have fallen a lot. The Fed cannot lower long term rates automatically. Mortgage rates are tied to 10 year rates, not short term rates. Long term rates have gone up in recent months.

I think the argument is that interest rates materially affect people of certain age brackets.

So in 2021 someone on an $80,000 salary could afford a starter home - now its $150,000.

So you have a significant number of couples who maybe had a baby at age 30, and have been living in an apartment saving, and they still can't afford a house now 5 years later - even though they've been working hard and have 2 kids.

In a sense you're denying a huge portion of people, cursed basically by their birth year, access to a home in order for...what?

We're not all in this equally - not at all.

For most people, the "price" of home is a component made up of 2/3 interest rate and 1/3 principal.

It's not realistic that housing prices going down will make things more affordable - as we've seen so far, it just means boomers buy them in cash and use them as third homes.
