Can anyone explain the $2.4B Big Ten PE deal? Why would B10 agree?

B10 would get $2.4B. PE would get 10% of the B10's athletics revenue going forward and presumably excercise some control. Schools would be locked into the conference until 2046.
Seems like a terrible, terrible deal for a conference that makes $1B+ per year on football TV rights alone.
It has something to do with rolling up the schools' collective athletics IP into an entity to monetize it, but you don't need to get in bed with PE to do that. So what gives? What's the upsisde for these schools?
