Houses literally cost 3x as much as they did 4 years ago.

There were enough desperate / cash buyers to make up for that for a few years, but eventually if you need a HHI of $150,000 to afford a starter house instead of $80,000, you're going to run out of buyers...

the price of new construction has fallen but the price of existing homes takes longer to go down because people just aren't willing to sell for less than what they think a house is "worth", even if it went up 2x in a matter of 4 years. so if you live in an area without much new construction prices are extremely sticky

lot of people who bought after mid-2022 made use of rate buy downs. so instead of the prevailing 5.5-6.5 percent, they were able to get 3.5-4.5 percent for a couple years. now the buydowns have expired and they're experiencing significantly higher monthly payments that they can't afford. so people are putting their homes on the market at prices matching or slightly below 2022 prices. there are few takers. sellers would rather pay their high monthly payments instead of lowering sale price by 20% which would torch their equity.

I'm seeing this in my market where houses used to get snapped up in a few days tops and now they just sit for months. I wondered why these owners wouldn't reduce the price to attract a buyer, but everyone seems to be holding out for the price they think they deserve. The only people selling now seem to be heirs and investors.
