renting vs buying housing, it's local and situation-dependent, but a lot of times renting + putting downpayment money in s&p 500 index has outperformed real estate, once you factor in closing costs, maintenance, mortgage, etc etc. of course there are some counterexamples where people see crazy returns on housing, which is a leveraged purchase, and get a lot of the cap gains excluded
