It's a combination of sales and hr. You have to be relentless, willing to work long hours and like talking to people.
You also have to be confident in yourself and willing to take some risks because it's almost entirely commission based.
The thing that would scare me off is that if the economy tanks, companies stop hiring and you are literally worthless and have no other skill.

Not for a long time. They all started at the bottom. The plumber bought the business from his dad, so, there's that.
The RE developer guy hops in the heavy equipment every now and then, but just because he enjoys it... and can't hear his phone going off.
They're literally on the phone ALL the time... even on vacation, constantly putting out fires. I think they actually enjoy it.
My smartest friend works with me and does the exact same job. (The Ortho Surgeon was Summa at Yale).

I wonder how many NYC apartment buildings are owned by random families. Imagine if your father or grandfather had purchased a 30 or 40 unit apartment building in NYC decades ago. By now, the financing would be fully paid off and you'd have some asset that kicked out like an $800k profit every year with minimal work.
I'm sure there are some families out there with a few of these. They're not billionaires and they're not famous but they basically never need to work again.

the richest people i know personally are in finance and, in particular, own their businesses. i know a guy who does wealth management personally. i know another guy who straight up owns a professional sports franchise in a league MANY people here follow.
they basically made their own money. i know a handful of Vault and MBB partners, but they seem to have a kinda ceiling on QOL that the other strata above them can't fuck with.

Finance/tech startup multi billionaire
Hedge fund manager multi billionaire
Corporate raider PE guy multi billionaire
Real estate is good money, but takes generations to get to serious wealth. These three guys all came from lower middle class backgrounds and built their companies themselves. Key seems to be working like a fucking maniac, making a big bet against the common wisdom thatpays off, and then stacking loot for a rainy day, but not just peacing out from business.
