It will be a bit closer if Trump fucks with the mortgage deduction. Other option is ARM if you plan to sell, but be careful with how they calculate rate resets. You would think that if rates stay flat, you will pay the same once the fixed period is over, but many of them have an increase "built in" to the adjustable rate formula regardless of if rates stay the same. If you want, you can pay more into your principal to mimic a 15 year but 30 year gives you flexibility if you have a job loss or other financial issue. I was really glad I had a 30 year when I was unemployed and at that time it was 4.75% not nearly as low as 3.5%. |
