30 year. It's an extra $6,527 per $100K borrowed across the life of the loan if you pay the 30-year mortgage in 15 years. That's crazy cheap for the added flexibility.

Are rates that low again? I think the 30 is a no-brainer. Lets you invest elsewhere at a higher return. It will be a bit closer if Trump fucks with the mortgage deduction. Other option is ARM if you plan to sell, but be careful with how they calculate rate resets. You would think that if rates stay flat, you will pay the same once the fixed period is over, but many of them have an increase "built in" to the adjustable rate formula regardless of if rates stay the same.

it's a private lender that offers a lot of loans in the millions to my employer, so a trade off is they give us discounted rates, assuming we have really good credit (e.g., scores over 750).

No brainer, 30 year fixed.

If you want, you can pay more into your principal to mimic a 15 year but 30 year gives you flexibility if you have a job loss or other financial issue. I was really glad I had a 30 year when I was unemployed and at that time it was 4.75% not nearly as low as 3.5%.
