New HVAC Unit for 2,000 sq ft House Costs $45,000 (link)

No joke. The guys that quoted know I have a building co (subs mainly do new construction), are a reputable company but quoting normal equipment (nothing super efficient), and it’s admittedly a bit more work than standard—lath and plaster to cut through, and no insulation in the walls (historic house) so a 5 ton unit.
But this blew me away. I was expecting $30k tops. Told them so and they didn’t budge.
Is this the new normal??! How can anyone afford anything?
Guy also said these new units keep getting more complex and only to text them to last ~15 years.
From a rent perspective, over 15 years that’s $3k/year without considering time value of money, annual maintenance, or actually utility costs, JUST TO COVER THE HVAC UNIT ITSELF.
Obviously going to get more quotes, but if this is remotely real…rents are going to go up a lot more, and homeownership, even if people can afford to buy, people won’t be able to afford to maintain. 12:04 PM · Apr 22, 2024 from Oklahoma City, OK· 139.2K Views

this dude is trying to retrofit in ductwork. no one does that unless they're a richmo renovating a farmhouse or something. this is what mini-splits are for. |

Use mini-splits or window units. Mini-spilts aren’t possible in many pre-war/landmarked buildings. Date: April 22nd, 2024 9:41 PM Author: excitant bright abode $35K of this is ductwork. Use SpacePak. It was developed for old house duct retrofit. Small, high velocity ducts. Holes are small and ducts are flexible tubing that is snaked through walls/floors/ceilings/whatever. Had one of these systems in my old lathe and plaster Winnetka house. Much cheaper and less disruptive than putting in big galvanized ducts.

It should cost about $8k if you add central air. Everything else is ductwork. Speaking for myself, I live in a 3700 sq ft house built in 1925. My house is made of brick with plaster walls. I have a steam boiler system that we like a lot. No reason to switch to a furnace. Our house was not built with a/c in 1925, so we use window units which are quite cheap and effective. We have 3 window units, but never use more than 2. Our window units are rated for 8000 btu. Each unit lasts about 7 years and then we replace it for $250. It's MUCH cheaper than maintaining central air. The house is 2 stories so we only have to cool the top floor and it'sextremely comfortable.
