Sounds like there would be water leaks in most Apts, i.e. risk of mold makes it tainted to anyone looking to buy beachfront. Then even "light damage" to the building itself would cause major assessments for repairs which would completely ruin finances+insurance. So even a newly built luxury high rise would be unsellable. So my miami re is a much more risky asset than qqq or even bitcoin.

Yeah but if you buy a house in nyc suburb or other major suburbs it actually goes up with inflation. Buy a coop in Manhattan, you might lose out, i.e. cost of maintenance too high and price will not go up, so it's not an investment. But it's not going to 0. Miami condo I could actually lose 1mln$
