2. Do not do any carveouts from the GC with preferred vendors or family. The GC and the vendor or family member ends up pointing the fingers at each other and you end up having to babysit and mediate a couple of preschool toddlers, which is annoying as fuck. The GC must be responsible for everything.

He got so busy, he raised prices. Wanted to do our hallway for $8k, but we'd have to find out own painter. We hired white guy general contractor who hired white dude to do wainscoting.
