Many condo buildings are located in urban downtowns, which are less attractive than they used to be for people who now work from home at least part-time

also post-surfside collapse, condo association dues are skyrocketing to cover for years of deferred maintenance.

Even so, most condo owners have gained equity since they purchased, with the typical condo estimated to be worth 43% more than its most recent sale price, according to Zillow.

didnt a lot of chinese all-cash buyers purchase condos downtown since to chinese being in the downtown area of a city is seen as desirable wheras only single americans want ot be downtown? with china restricting money going out of the country combined with china getting nicer, it has to cause a huge decrease in chinese buying residential real estate overseas

still aligns with my post, to them downtown condos were a good investment whereas a lot of americans dont see it that way. now that there are investment opportunities elsewhere, a lot of demand for american downtown condos has dried up

I’m greatly enjoying the decline in South Florida prices and am extending my minor real estate empire down here with more slumlord properties though my specialty is buying golf course properties on the cheap and the litigating the associations into cutting me checks to stop suing them….

At least part of this is that aging condos can no longer get away with underpaying infrastructure costs after a couple of collapses.

All condo buildings built in the US from 1945-1990 should just be demolished, all SPS.

A few thoughts on this:

1. Part of it self-perpetuating. I didn't buy a condo in 2019 because it looked like they weren't appreciating like a SFH. 5 years later, my home is worth 2x and the condos are worth...1x. So now we've had the greatest appreciation of real estate in 100 years and its more clear than ever condos stay flat.

2. I think there are some exceptions (maybe garden style low cost units), but condos just don't seem to be efficient. A 500 square foot condo seems to have more "maintenance" costs than a 5,000 sf standalone home. Just too much red tape and costs whenever you do anything at scale at this point.
