Center Hall Colonial homes are 180. These "open concept" new builds are garbage.

One thing in a lot of these houses, it feels like there's no refuge, some bitch in The Kitchen (i.e. the Queen's Standing Throne), or a number of entries/exits that your back is somehow facing, always has a clear line of sight to you. They're all like this. I get it for a small house, or a ranch or whatever, but come on. You basically can't watch TV without some Woman clattering a bunch of pots around passive-aggressively and yelling at you from behind (which is poor feng shui).

These are 3000, 4000 sq ft houses and beyond where men have no respite outside of their Caves. And how much Pool can you really play?

I go into these victorian houses, and even if they're not that big, I always end up in a nice "dead-end" type area with a few couches or whatever, maybe a TV maybe not, no thru-traffic, no Kitchen behind me, it feels amazing to partake in such Housing excellence imho.

It’s also just a better vibe and more cozy when each room feels like its own little world. Big open concept homes feel like a clinic or a prison mess hall or something.

This is 100% TCR. My house was intolerable when my ex-wife still lived here. Now that she’s gone it’s okay but if I ever move again I’m avoiding open concept. Leaning toward Georgian though over Victorian.

This guy gets it.

You can get an expensive, 4,000 square foot "open concept" new build and your kitchen, living room, and dining room are all connected and immediately visible from the front door and every bedroom. The god damn guest bathroom opens into the kitchen so your guests can take explosive shits within view of the food prep.

It's insane.

A smaller center hall colonial will feel bigger and more elegant simply because it was built with some actual thought rather than "let's save money by foregoing walls and hallways."

Also separated rooms are more energy efficient because you can decide which ones to heat/cool as required.

fuck that. brand new builds are 180. clean, no drafts, no falling apart roof, vinyl opposed to aluminum shingles, big ass yard. most importantly utilities are underground. nothing worse than a well kept victorian with a utility lines spiderwebbing off it like some third world city street.
