1. Hold back as much funds as possible until project is complete. Contractor finish work on average is absolute dogshit and they drag their feet with the proper finishes.

2. Do not do any carveouts from the GC with preferred vendors or family. The GC and the vendor or family member ends up pointing the fingers at each other and you end up having to babysit and mediate a couple of preschool toddlers, which is annoying as fuck. The GC must be responsible for everything.

you have to find the right ones. We had a Mexican dude do wainscoting and it's like artwork. He got so busy, he raised prices. Wanted to do our hallway for $8k, but we'd have to find out own painter. We hired white guy general contractor who hired white dude to do wainscoting. White GC was 12k. White dude took 2 weeks to do a job that Miguel would do in a weekend and his work looks like crap.

Yeah, it was an expensive lesson. Not the GC’s fault I did the carve out or that it caused massive and unnecessary friction, my fault for doing the carve out. Lesson learned
