Anyone ever tried to buy land from a railroad before?

Working on a real estate deal. Building sits on land owned by a railroad company, building owner pays yearly rent to the railroad.
It seems crazy to buy the building and hope the railroad just keeps renting the land to me. It's on a freaking one year lease. So I would propose to the railroad that I buy the land, or at least rent it for a very long period. Dollar amount of the lease is trivial, maybe a couple thousand dollars a year.
Has anyone ever dealt with this before? I've heard doing anything with a railroad is super bureaucratic.

Merely asking the railroad to do this could cause them to decide not to renew the lease or ask for a crazy higher amount for rent.
Railroad’s don’t like to sell property and they have very aggressive lawyers who are part of an old money clique that’s very hard to break into.
I’d recommend leaving this one alone.
