there isn't a huge demand for residential houses in those areas. rent is cheap in the offseason and there are no jobs when seasonal tourism is the primary industry. penalizing those homes won't do much to address housing scarcity.

also there's always going to be a demand for rentals. even financially stable people rationally choose to rent if they're in an area temporarily. that tax will just be passed down to the tenant.

vacant houses should be heavily taxed as a penalty and owning a SFH for use as a rental should be limited to individuals with a cap before it triggers a penalty that would make renting it unprofitable.

From what I can tell it’s happening in a way that is perfect for PE/large institutional buyers. If you look at desirable SFH neighborhoods that the UMC competes for it’s basically flat for a few years now, but that equates to a massive run up in prices long term because the interest rates are so high and demand in these neighborhood is almost exclusively from buyers who get a mortgage to purchase. The bottom is falling out of the middle class and lower price points, which reflects the interest rates but also the massive collapse in demand in those areas, and this is true both in places like Austin where there has been a substantial increase in building and in east coast cities and CA where there isn’t new building, but inflation and overall COL has become untenable. Even if we don’t see a massive crash GFC/depression type bottom to this market, the prices in the middle class neighborhoods have way further to drop. And once they’ve bottomed it’s obvious that PE/institutional buyers will gobble up the cheap prices and will have debt profiles that will make them impossible to move out over a 2+ decade timeline.

I am not rich enough to have a perspective on actual wealthy neighborhoods but the ones I’ve always lived in as a UMC law drone and the ones that all of our friends and similarly UMC family live in seem to fit this same profile. Ie the typical profile for a neighborhood like this is an inner ring suburb with excellent schools. In these neighborhoods sellers are used to seeing HENRY type buyers who can typically afford large down payments well in excess of 25% but are still getting a mortgage for 60-70% of the property value, which usually means they get better interest rates and have very high earnings and banks love them. It’s much less common that an investor or ACCB or the like will be in the market pushing up prices v eg a still gentrifying market that has more value to someone selling within 5 years and less value for buyers looking for their long-term housing until kids are grown.

yeah. and they aren't building any more of these. the suburuban ring around cities have already been developed and UMCs aren't going to extend their commute to save a buck. maybe if remote work became more popular. until then people that can afford to live close to the city they work in and have a nice SFH, safety, and schools are going to do it. and those places are fairly insulated from economic fluctuations. it would take an ITE2 domino effect situation, and so you'd see it start hitting the LC and MC areas first.

But the other weirdly underdiscussed factor is how pricing of elite private/prep schools has risen with college tuition in a seemingly intentional effort to price out the UMC. So eg a private school that was expensive and prestigious used to be $10k, and now it costs as much as a private university. The effect is to weed out the 300-400k annual hhi kids who don’t come from money and have only the 800+k hhi kids and/or grandparents who are legit wealthy.

The lock-in effect means there just are not that many units available - and that's jsut the way things are going to be for years.

With so many buyers with so few houses, houses still sell for insane prices.

Yet in my area, there's houses now which last sold in 2023-2024 which are selling for 10% or even 20% less than what they were bought for. But there are other houses which sold for crazy prices in 2024 and are selling for 10% even more now.

The market just isn't fluid or predictable. Buyers know the prices are crazy, but they used to have 10 different options to compare and now they have 1.

It is very unlikely that house prices will plummet nationwide unless there is a severe recession. My guess is that housing prices will remain flat for a long time with possibly some small increases or decreases in hot/cold markets. People forget that housing prices in March of 2020 were cheaper in real terms than they were in 2005. My guess is that we see the same pattern we did in the 2010's: a long period of mostly flat housing prices.

Mortgage rates dropping from 7% to 5% means the bro who would have bought the $600k place can now afford the $800k place. The people who were renters can now afford the $400k place. But in a recession "consumer sentiment" also declines so even people who have jerbs are less eager to buy.
