90k post tax is what? 60k?

200k in mfh post tax is like 120k, so it's just 60k extra. that sounds right for increased housing, schooling, other shit.

lol at 200K mfh salary sending kids to private school. maybe if it's dual income 200K or if it's just 1 kid and you're willing to spend an obscene amt of your after-tax salary on 40k per kid private schools.

most 200K households with children move out to LI, Jersey, or somewhere along metro-north. they suck it up and pay lots of property taxes to send kids to decent public schools. some live in the other boroughs prolly.

what's so hard to believe. prolly extra 2K per month extra (minimum imo) on housing. so that's 24K right there. add in some cost inflation for everything else and you get close quickly.

a 1 bed in mfh is $750K these days. you'll need a 2 or 3 bed which will be ~$1.5M.

if the 60K MW dude spends 12K for housing and 48K for everything else and the 120K MFH dude spends 48K (4K a month is reasonable for enough space for a kid) for housing and 72K for everything else, we only need a 50% COL (excl. housing) adjustment for 90K MW to equal 200K MFH. +50% isn't unreasonable imo.

i lived in MFH for 6 years but grew in a run of the mill USA suburb. 90K MW = 200K MFH sounds completely reasonable to me.

yea only an extra $24K on random shit. There are plenty of things you save money on also by living in a city. Car/gas expenses, don't have to buy tools or yard maintenance crap, lower utilities in an apt, etc.

it really depends on lifestyle. The primary point is on $200K you can't go into full yuppie mode.

an extra 24K can disappear pretty easily, esp given increased overall costs.

CO-OP/HOA fees prolly eat up a good amount of utility, maintenance cost savings. I'd guess CO-OP/HOA fees are more.

regardless, if you're making 200K and have 2 kids, you won't be buying primary residence or renting at market rates in MFH so perhaps you shouldn't compare MW to MFH.

>Car/gas expenses

Unlimited metro rides is over $100/mo. If your car is paid off (like most people in the MW), you're probably spending a little more than that a month on gas, and your insurance is about $20-30/mo.

But of course, that's $100 PER PERSON in MFH but the mid west automobile costs are per car. So it's a wash.

so just because their car is "paid off" the price paid is not factored into their COL? jfc.

Not to mention you way underestimated gas and insurance costs and ignored maintenance completely.

i would say 12K is low for housing, the comfort of the housing should be comparable, assuming 4K is a nice doorman building then MW housing should also be at that level, so you are prob looking at 1.5K to 2K a month for that.

that seems to be a huge discrepancy on the 90K MW = 200K MFH thesis

Just moved to the sticks. If anything, the COL calculators underestimate the savings.

In MFH, you can blow $50 on a night out drinking without getting silly drunk or being extravagant. That's 3 drinks + tip.

In BFE, there isn't a bar within 50 miles that serves a drink that costs more than $10 (not including a bottle of fancy wine). Spending $50 on a night out with some buddies would involve getting outrageously drunk.

In MFH, groceries are frequently purchased from local grocers or smaller stores. In the sticks, big box stores will sell all your food at a fraction of the cost.

In MFH, you have to send your kids to private school or they will get knifed. In the sticks, you just live in a decent neighborhood with it's own school district (or at least, no busing).

Of course they are flame. The calculation heavily depends on your spending level.

For ex -

1. I *SAVE* more than 90K in MFH on less than 200K salary. Obviously the comparable salary for my spending level in bumfuck would be a lot more than 90K

2. By contrast look at the millenial above me

So there you have it

MFH is good for stacking cash while you're young. If you're single, you can probably get away with spending $2.5K a month.

For those without a ton for a downpayment + SAHM + children, not so much. You can do MFH ok making 200K with SAHM + children if you can pay for a good amount of an apartment up front.

agree. also, it is misleading to do an apples to apples comparison of living in NYC vs. some burb in Indiana because in Indiana a normal person has a 4 bedroom house and 2 cars and NYC a normal person has a 600 sq. foot walk up studio or one bedroom.

yes - and again - families making 200K w/o a sick downpayment from boomers or rent control connections will not be raising 2 kids with a SAHM in MFH. so yea you can't do apples to apples comparison.

$200k in MFH is $115k/year after tax.

http://www.paycheckcity.com/coClientWhys/netpaycalculator.asp

It's also $136k in Texas.

Please explain how you lived in MFH on $2k/month.

I make even less than 200K.

Paycheckcity probably doesnt account for 401k or IRAs

Anyway i do spend about 2K a month. Rent is less than 1700 and includes utilities. Biglaw seamless helps cut into the grocery bill. Dont go out drinking. Poasting is free.
