Interest rates are set to fall below 3% for a 30 year fixed. Better to use leverage on a house and deploy that capital in investments instead.

This. Even utilities are earning an easy 4%. Get a mortgage, write off mortgage interest, and cop dat 4% as long term capital gains.

This is why it's a scam. My parents bought a 340k townhouse and have put about 30k into it. They've paid another I don't know 25k in interest. They are think they are making a huge profit by reselling at 380.

Nothing stops you from paying it off early. We have about 70% equity already in our properties, just under $1.1m to finish paying off, but it’s mostly in a 2.6% 7/1 ARM with the remaining 200k or so in a 3% 15yr. At those rates, I’m comfortable just letting it hang around. A million dollars under 3% is some of the cheapest money I’m ever going to be given.

Primary residence is $2.5+ and rental is probably just under $1m.
