$5000 for property taxes this month (6 months). $3,100 federal income tax ($1,400 back from the state). $1500 to my own law firm to set up my PC. $2000 for that fucking bed I was posting about earlier. $1100 in car payments (wife and me). $3000 mortgage. And that doesn't count food, or utilities or clothes or other fucking wasteful shit burned at the altar of GC.

$20,000 this month.

since I am running half of my expenses through my PC, hard to tell. I am paying myself a salary of $160K right now before tax. MY PC will earn $250K in draws before my bonus, which should be $150-200K (hopefully).

Have you read mr money mustache blog ever? It seems like you could benefit. For instance, making $400k and having car payments is ridiculous. You can get a great memory foam mattress on amazon for $200.

my wife's prius was purchased for $0 down and 0% financing. Which is why the payment is pretty big.

I am leasing my car which is necessary to deduct 90% of it as a business expense to my PC.

I bought a crate and barrel bedframe. I've had a mattress and box spring sitting on my floor for the past 5 years.

I did not think I could afford $1.2 million for a house 3 years ago in an area that would not result in a 45 minute commute. Those same houses are $1.8 million now.

I got a lot more space in the condo for my money and a 3-5 minute commute which is priceless.

think of how much better a BIGLAW Bro is in DC, Philly, Boston, Chicago, Texas... even NYC suburbs where stately homes can go for $1 million or under.

I tend to agree, but I think SF and LA will increase more slowly over the next 5-10 years while other markets (DC, Chicago) rise quicker so there isn't such a huge disparity.

That would be good - though biking to work in business casual is not particularly comfortable and it does get pretty hot. If I don't lease a car I cant really take advantage of the PC deduction.

Yes I know - must spend money on the lease to save a portion of it on taxes - heheh

owning property is 180 but attracts all sorts of expenditures like a huge magnet

when i rented a shitty fifth-floor walkup studio in MFH i had trivial expenses bc there wasn't room to put anything and in any event it was too much of a pain to move stuff up and down the stairs

now that i have a house, even as tiny as it is, it's just a constant drain on money: mortgage interest, property tax, garbage collection bill, heating bills, and then the piano that i bought, various powertools that i got bc i now have more space to use them, etc.

i wouldn't be surprised if all this completely cancels out any appreciation on the property

GC always wins.

We just have to hope hat one day rents increase to twice our mortgage before we die and we can look smugly at renters then.

If you bought a house where maintenance+tax+interest+insurance+mortgage together costs more than what renting an equivalent place would be, you got completely FUCKED. It's supposed to be the other way around to make up for the lack of liquidity.

You could have bought basically the same thing for like $600 if you didn't order it from some trendy website at MSRP like a pigeon-brained woman. It's not even as if the premium went to buying "nice" (as in high quality) furniture, you just lit money on fire because you were too lazy to shop around.

Actually we went to living spaces to see the $700 equivalent and the quality was noticeably shittier. Not much available in Cal King.

I don't doubt that you saw something shitty for $700 but you also could have gotten something good for $700. Out of all consumer goods, furniture has one of the biggest (if not the biggest) variations in quality at a given price point. Non-recurring purchase with no price (or even product characteristic) transparency. The exact same item can be $1500 at one store and $3500, often sold under different names so you can't easily price shop online unless you REALLY know what you're doing.

If you buy at MSRP at a big box store, you're automatically buying near the top of the price/value curve (with the only thing worse being some of the smaller stores that actively try to con you and sell stuff at above the effective "MSRP" with the idea that you're going to haggle them down a lot).
