Sparknotes: owning and renting out single family home can lead to disaster cause you're dependent on one tenant. If tenant leaves, and can't replace tenant within a few months, you're screwed.

What's CR is buying multi family unit since you're more likely to get tenants on an on going basis

I do fine renting out a single unit in a major metro. place rarely if ever goes unrented. it pays for itself in terms of rent to payments. so it's basically just building me equity.

after taxes and insurance, that doesn't sound especially crazy

considering that you're not putting down a down payment to rent, you're basically putting in a premium to not be locked into a 30 year mortgage (or a particular real estate location)
