CR. Dividend growth investing is for boomers who don't realize that a stock paying 4% dividend yield is going to appreciate 4% less than a stock of an identical company that pays no dividend.

Since cap gains and dividend tax rates are equal as well, there is really no difference.

Yep.

Too many boomers chase dividend stocks so most of the time these are companies that are overvalued even when you net out their dividend.

The 4% dividend they pay would be much better used on ROIC projects which return 10%+. Many times, these stocks run sideways for years or get hit with multiple compression in the long-term as they lose their competitive positioning, i.e. retail/industrials.

I had a cash net worth of $1mm (now $1mm in real estate) but I am much younger than you and there is no way you can live off that.

Inflation alone will kill your living costs, so your best shot is to do what I did and buy 2-3 properties which hedge against inflation.

Once you do that, you will be forced to work a few more years to pay off the mortgage(s). Of course then you also need to eat/have fun so you will need to add on another few years to that while you are paying off the mortgage(s).

That gets you to about age 40. Then if you want kids you need to work until you're 50. If there are any emergencies (health issues, divorce, etc.) you probably should work until age 60 before you retire happily.

I do both, but real estate has returned much more for me than the stock market has. You know Austin property saw 100% gains in the past 2 years right? LA was a great real estate market too. Excluding the ~$7k of rent I get every month, real estate has still been a better investment than a 100% net long portfolio. FYI I had a 10% IRR the past 3 years in the stock market, so a bit above market (i.e. S&P 500).

Anyways.

Your troll post is one I've made multiple times on different boards. Good to think about, but in no way realistic.

Sorry, I'll leave now, carry on with your thread.

There are many markets where you can earn an 8-10% cash on cash return on real estate, not including equity and appreciation in the asset.

For me, my parents paid for college and my grandmother gave me $500k. Most of that is in an ETF the past 5 years which has really helped.

I did ibanking at 22 and work at a fund now. Bought my first property which appreciated by 50%. My second property appreciated almost 100%. My third property was a year ago and already appreciated 10%.

Basically inheritance and compounding capital. It helps that my work is 100% lined up to leverage my PA.

Nope, never got an MBA. Top ugrad is all I'll say, no doobs.

To get back to the OP though, I have definitely thought about retiring at 35 or 40. But if you want kids and you don't marry an above average girl, you're better off just finding a job you love where you can at least net even paying off your mortgage and keeping up with your PA.

That you way you can 100% retire with about $5mm liquid net worth which is what I think the minimum is for those who want to keep an above average lifestyle.

Gotcha ty ty. Congrats. Yeah seems early inheritance is key. 500k at 22 makes it look easy. You got into real estate at a great time. Good job on selling them

Yeah my work lines up as well so in just focused on bootstrapping and getting the salary up. Although I'm a trader so living off 1.5 would be easy

Yeah, much of it is luck and I won't deny that.

Also I realized that I would be bored if I fully retired. I prefer working, but actually doing something you enjoy. The major comfort I enjoy is that I don't need to worry about saving money every year. As long as I break even and can pay off the rest of my mortgages, I'm happy.

Nice bro. I'm sitting at 1.25MM and I plan to do the same once I hit around 2MM. That's enough to live on 65k in today's dollars forever. Since I only spend 40k/year now it seems more than adequate.

Div/bond yield on 2M is about 45-50k. I'll supplement the rest by selling shares.

Google "safe withdrawal rate in early retirement." Anything less than 3.5% has been 100% safe in all prior 50+ year periods.

Paying taxes on qualified dividends and long term capital gains is TCR. You can make up to $49,000 tax free.

4% is considered a safe withdrawal rate, so with $1.2 mill you could be drawing $4/month tax-free!
