Your principle and interest will be $299.67 with a 20% down payment and a 3.84% interest rate.
Depending on where you live in flyover the estimators on insurance and property tax are worthless. I live in small town flyover and my property taxes are twice as high as local suburbia of major city. Insurance may be high because of tornado/wind & storm/hail damage. You may be expected to replace your roof every 10-15 years.
Like I said around 600 is what I'd expect realistically.

my buddy copped a huge house 4500 square feet in texas in a gated community for like 300K

i'm looking at townhouses, brother - that's like automatic 100k-150K off the listing price just for being a townhouse
commute would be around 30 minutes
i'm also looking at a more traditional, standalone suburban house that's bigger with a big yard, by water, etc. - that's around 250K

other option is a larger house (2500 sq feet) for 250k in a gated community
my parents lean towards the latter
real estate is pretty much NOT an investment in flyover, period though, so i'm split. it'd be nice having a larger space (and maybe higher interest deductions) but it'd be nice having a cheap house

CR. As you said above, housing in flyover isn't an investment AT ALL; place will not appreciate in value much, if at all, more than inflation.
Other thing to potentially look at is buying a duplex/double and renting out the other unit; depending on the particular property, it may cover the mortgage, insurance, & property tax. You'd then cover maintenance on both yours and the rental. Move to a bigger house later and keep it as an investment property.
