Depending on where you live in flyover the estimators on insurance and property tax are worthless. I live in small town flyover and my property taxes are twice as high as local suburbia of major city. Insurance may be high because of tornado/wind & storm/hail damage. You may be expected to replace your roof every 10-15 years.

Like I said around 600 is what I'd expect realistically.

CR. As you said above, housing in flyover isn't an investment AT ALL; place will not appreciate in value much, if at all, more than inflation.

Other thing to potentially look at is buying a duplex/double and renting out the other unit; depending on the particular property, it may cover the mortgage, insurance, & property tax. You'd then cover maintenance on both yours and the rental. Move to a bigger house later and keep it as an investment property.

CR, I've thought about this too - I wanted to get into slumlording for awhile, and being a landlord is actually possible in flyover.

I'd try to take out some kind of a mortgage to get the interest rate deduction. I think that might net out higher in the long run - invest the extra cash every month into the market, get the interest rate deduction, and don't throw away money on rent. So even if the property just keeps steady with inflation, it'd be OK.
