Places like Des Moines, Wichita, Milwaukee look interesting
Also parts of NC, Nashville already mentioned
Anywhere you get high cash flow, low prices and a sizeable population with a re-positioning downtown.
I had the chance to buy 3 floors of a really nice downtown Wichita office building for 20k each a few years ago - I think that was a big mistake I didn't pull the trigger given the enormous growth in Aviation and Airspace tech in that area

If you know of a real estate market that has ever gone up 17X in a 1 year period, I'd love to hear about it, short of striking oil or whatever. Even timing stuff like buying CA RE in the 70s (like Arnold Schwarzenegger did) is tough.
Isn't the appeal of RE the consistent returns combined with the tax advantages?

nothing for now
even if fed rates never go past 3%, prices will increase less outrageously as mortgage rates go up. Plus we're already pretty far in to a boom cycle at this point, I would expect a down cycle to begin within the next couple years
