Only tolerate it because of how much household income we can pull in. As soon as we decide to slow down / become more “work optional” I want to GTFO because of taxes and libs.

The really bad ones:

- Cap gains taxed as ordinary income

- Sales tax

- Property tax (rate isnt bad, but property values are so high)

- Car purchases, you pay tax on the sale amount, not difference (new car - old car value). Psycologically, it gets me to keep a car 1-2yrs longer than I would elsewhere.

Probably HMB and the other beaches along the coast south from there. The water is cold but the weather is often nice enough to chill on the beach with kids and have a bbq. It's 45-60 mins away for me so longer than ideal. They're typically not that busy (except for holiday weekends) since they're a bit of a haul from SF and most of SV.

Santa Cruz is also 45-60 mins away and awesome, especially with kids. Boardwalk / amusement park, beach, and beach town. It's a world away. The only drag can be the traffic on the way back, but at most it adds 30 mins.

Precisely - for someone who likes cars, if I didn't have to pay the ~10% tax on the full sale price, I'd probably flip my cars every 36 months or so. When I lived in other states, I could either:

a.) sell my car private party and if I bought a new (dealer or private) car w/in a certain time period credit that against the purchase price.

b.) bring the buyer of my car to the dealer, and do an "in and out" where I technically trade in the car, get the credit, then they sell it to the buyer at our agreed upon price.

It's not even about whether I can afford the extra tax CA applies, it's just mentally it pisses me off and thus I'm keeping cars 48-60 months now. I'm sure it hurts dealership sales volumes, and at minimum encourages people to buy private party because the seller can give you paperwork that says you paid a lot less than you really did.

The state taxes dont make me as mad as prop 13 and prop 55 which extended a so-called temporary hike of 1% tax hike through basically forever and was sold as keeping the status quo. This state wouldn’t be perpetually underfunded and constantly looking to the rich to make up the money that should be coming from property taxes but isn’t due to prop 13.

Prop 13 applies to commercial properties as well and indeed commercial properties reap most of the tax savings. You can reform that part of prop 13 without forcing old people out of their homes. It is insane how they haven’t gotten rid of that loophole and won’t touch it.

Are most commercial tenants party to triple-net leases where they pay the pro rata share of the RE taxes? that may effect a lot of small business owners.

Again, not saying it shouldn't be done, just that it becomes hard to unwind this benefit.

Prop 13 is pretty terrible in the sense that it doesn't just cover your primary residence. It essentially encourages buy / hold+rent, which is what we've done. Why? Because our property tax expense is locked roughly at the original purchase price, which is a fraction of the current market value. As a result, we get rents that are roughly in-line with the current market value; so there is kind of a natural tax advantaged spread that happens over time as the property value increases.

Now, CA can go fuck themselves if they uncap Prop 13 on primary residences and don't reduce the income tax rate. People will mass exodus out of here if that happens and employers will hie to furthest low tax state rather than meet new salary demands.

I’m fine with getting rid of prop 13 for primary residences even. Real estate values are super high due to lack of supply and I want property values to come down. you’re paying 3-4% on a much lower market value that’s reassessed annually so it’s not that bad.

The main problem is making sure the revenue actually is used to fund schools and local parks and whatever rather than being used to fund pensions and a stupid high speed train to nowhere.
