Laguna Niguel doesn't have a great commute to Irvine. It's still going to be pushing an hour. Rush hour traffic in Irvine is like Santa Monica. Only Irvine, Tustin and Newport Beach will have a good commute.

Closer to the beach is more expensive. If it's not somehow I would seriously question why that is. There's a reason Costa Mesa is cheaper (and Santa Ana is even cheaper than that). If you don't mind homeless people roaming around outside where you live and theoretically pitching a tent at any moment, then it might be worth the discount.

They cleared them out of the riverbed and displaced a bunch to San Clemente but hundreds were relocated elsewhere in Santa Ana and some have been migrating over to Costa Mesa. CM and SA are sort of ground zero for homeless in OC because of all the drug rehab and outpatient clinics. And the cops in nicer cities will literally grab homeless off the streets at night and drop them back there.

Santa Ana is a real shit hole. I guess it would be more accurate to say we could be living in a nicer place in Irvine than we could get for the same money closer to the beach. But the places closer to the beach are fine for what we want. Don’t need to live in a brand new place and if we lived in Irvine, my wife would want to live in a nicer place because she is “sacrificing.”

You can rent a nice, new high rise condo or townhouse in Irvine for $3-5k/mo between Campus Dr and 405 between MacArthur and Jamboree.

You can find older townhomes in Newport Beach for $3-4k.

Apartments in Newport Beach are easy to browse since they are all owned by the Irvine Company. The newest one is Villas Fashion Island. Amazing grounds and amenities, Google Fiber, etc. But closer to $5k/mo.

Also, agree with others that Costa Mesa and Santa Ana are a bit ghetto. Stick with Irvine if you will be working all the time. You can probably find a place where you can walk to work.

Go Newport if you will have some free time. Beautiful, no homeless, no exposed power lines, flowers everywhere. Jog or bike down to Corona Del Mar beach or Balboa on the weekends.

Cheapest ones are probably close to $3k/mo. Tend to be a bit dated, lots of carpet, etc. But decent enough and usually pretty good amenities and landscaping. Would be a typical $1500/mo apartment in Texas/Arizona. You can get ocean views at Promontory Point.

Closer to the ocean, they will not have A/C. Might be a problem occasionally if you like to sleep at 65 degrees.
