yeah. this is why I think DC actually is the most underpriced despite being relatively expensive.

1) DC height restriction means it can barely be built out more.

2) Immediate suburbs are already built to the max in most places. Alexandria is probably more built up than DC itself. Fairfax is twice as populated as DC.

3) Even exurban counties like Loudoun and Anne Arundel are getting built up.

DC is going to be a lot more like the 5 boroughs of NYC in 20 years, minus the skyscrapers.

I feel like that would face way greater resistance given that it's built off the height of the Capitol building. Also, DC needs approval from Congress for pretty much everything big like that.

DC itself is also fairly small, so the bigger thing would be building out Montgomery, Alexandria, Arlington, Fairfax, and Prince Georges counties. That's been happening for years. Alexandria and Arlington do have very tall buildings already. But it's impacting traffic and local residents are slowing that process down.

The cost to operate a large driverless van is stupidly cheap on a passenger-mile basis. A 15 passenger van costs like 50 cents a mile to operate. Assuming a nearly full van, a driverless van operator could charge like 7 cents a mile and make a healthy profit.

You could live 35 miles from work and spend ~5 bucks a day on your commute.

There will be way fewer cars on the road as a result
