Why hasn't Camden, NJ been gentrified yet?

They did the river front a while back with hopes that would happen.
The housing stock is incredibly poor and there is no foothold to work out from.
Even Kensington and South Broad are gentrifying so maybe there is some hope for Camden, but the only realistic way it happens is to start mowing down the bad houses to drive out the poles.

Right, but it's a city of 80,000 with no other real "jobs" than the people who work in chinese restaurants or bodegas. The entire economy is the drug trade, trap houses and welfare. You'd have to raze the entire city and deport 80,000 people and start from scratch. I think what you're suggesting is "genocide" which could work actually, but it is frowned upon.
edit: Cherry Hill, Haddonfield, Moorestown, etc, all the surrounding communities are rich and predominantly white so yes that's why people want to live there.

Of course, I totally agree.
But it is in close proximity to Philly, so people can certainly find work.
And OP is talking about gentrification, which essentially means whites slowly displacing blacks, and if you displace the blacks Camden becomes a much more desirable place.
I think the answer is probably that there are better places to gentrify first. Particularly places in Philly proper like Northern Liberties/Fishtown, etc

Camden is like an American Mogadishu.
You can construct beautiful housing and offer it at low rental rates to attract yuppies. The yuppies come visit and see/witness multiple drug related shootings daily.
Rutgers-Camden is basically fortified like a military base.
So then, the housing has no appeal. They can't attract yuppies with money and then so no yuppie-related businesses can emerge.
They can never get it going. So they try to get Camdenites to help themselves by throwing hundreds of millions of dollars into their schools and social programs. Well that's worked *wonders*, aka done nothing, because the drug trade is the only economy there.
Philadelphia also, as you said, has way better opportunities for actual gentrification and is actually a fairly large city, larger than many people probably realize. Plenty of places to live within the city before crossing the river to be in Worse than Detroit.
