I honestly don't understand this. It's literally a stones throw from center city Philadelphia and has city/skyline views.

Not enough job growth in Philly to drive housing demand. Just look at Philly's anemic population growth stats.

On the supply side, there are still plenty of semi-gentrified and ungentrified neighborhoods in Philly proper with vacant lots that can be built out and abandoned properties that can be rehabbed to fulfill housing demand.

They did the river front a while back with hopes that would happen.

The housing stock is incredibly poor and there is no foothold to work out from.

Even Kensington and South Broad are gentrifying so maybe there is some hope for Camden, but the only realistic way it happens is to start mowing down the bad houses to drive out the poles.

Someone needs to go in and buy up virtually all of the houses, knock them all down, and rebuild. That can probably be done for less than $50mm.

The entire Camden economy is the drug trade. There's no other economic base. You can't just demolish the housing.

Why does it need an economic base with Philly across the river? If you put up nice housing and ran the hoodrats out of the area, white collar folks who work in Philly would move there.

Right, but it's a city of 80,000 with no other real "jobs" than the people who work in chinese restaurants or bodegas. The entire economy is the drug trade, trap houses and welfare. You'd have to raze the entire city and deport 80,000 people and start from scratch. I think what you're suggesting is "genocide" which could work actually, but it is frowned upon.

edit: Cherry Hill, Haddonfield, Moorestown, etc, all the surrounding communities are rich and predominantly white so yes that's why people want to live there.

Of course, I totally agree.

But it is in close proximity to Philly, so people can certainly find work.

And OP is talking about gentrification, which essentially means whites slowly displacing blacks, and if you displace the blacks Camden becomes a much more desirable place.

I think the answer is probably that there are better places to gentrify first. Particularly places in Philly proper like Northern Liberties/Fishtown, etc

Camden is like an American Mogadishu.

You can construct beautiful housing and offer it at low rental rates to attract yuppies. The yuppies come visit and see/witness multiple drug related shootings daily.

Rutgers-Camden is basically fortified like a military base.

So then, the housing has no appeal. They can't attract yuppies with money and then so no yuppie-related businesses can emerge.

They can never get it going. So they try to get Camdenites to help themselves by throwing hundreds of millions of dollars into their schools and social programs. Well that's worked *wonders*, aka done nothing, because the drug trade is the only economy there.

Philadelphia also, as you said, has way better opportunities for actual gentrification and is actually a fairly large city, larger than many people probably realize. Plenty of places to live within the city before crossing the river to be in Worse than Detroit.

Oddly, Camden has always been a bubble, it doesn't really "leak out" and it's problems have been self-contained. It's actually really sad what happened to it, but I don't see any possible gentrification happening until somehow Camden starts to take care of itself, which is just not going to happen. Maybe in 50 years.

The "X should be gentrified!" crowd never seem to understand the basic fact that we have a huge number of shitheads that have to live somewhere and a limited number of people with the jobs/money to really gentrify a place.

It's true that the shitheads have to live somewhere, but there's no reason we have to let them occupy waterfront property. How about relocation to a desolate town in Montana? They would promptly shit that up too, but at least it wouldn't be occupying potentially valuable real estate.

Serious question: Is this a legal problem or a political one? If the government says something along the lines of, "You don't have to live in subsidized housing, but if you do want subsidized housing, it's in Montana. We'll help you relocate. If you don't want that housing, that's fine, but then you figure out how to pay market rent somewhere." then what rights specifically are being violated?

Primarily political. We live in a country where deporting people who are here illegally is highly controversial. You think forcing people that legally live here to go to shittier places because rich(er) people feel they have it too good and want to take their space is realistic?

Philly already is a massive city and much of it hasn't been gentrified either. Philly has actually gotten a lot more expensive the past few years, so maybe you'll start to see whites trying to take over other areas. There never really was a need to before because ppl could afford to live in the nicest neighborhoods.
