Intentionally designed to be as inefficient as possible, relying on cars, oil, etc., and maximizing consumption to the extreme. Ridiculously wasteful and unsustainable.

The dream of multiple properties came from the dream of passive income (and died when we realized that the government makes it a dangerous gamble).

What you're describing is the desire to have your own freakin' room instead of having a room shared with your mom and dad and sibling.

Suburbs are far from utopia. Many have become as crime ridden as cities. We've actually seen a renaissance of cities as Millennials have largely reurbanized, at least for now. And suburbs are known to be culturally devoid, mind-numbingly boring, forces one to drive to get something as simple as toothpaste and the cost of owning and maintaining a "large" suburban property and home becomes an endless money pit. It's trading all the amenities of city life for more space, a car and yard. A vague sense of community that doesn't do much better than in cities. At least rural communities seem to come together more in a sense of reliance because people really work together there and are friendly.

LOL, this is nonsense. https://www.thedailybeast.com/the-urban-revival-is-an-urban-myth-and-the-suburbs-are-surging

Sure, there are dangerous/poor suburbs, but no one was claiming that all suburbs are utopian. Move shitty people to suburbs and they shit it up. Same with cities. That is how it works. But if you live in a nice suburb, you can basically avoid shitty poors entirely (and also breathe better air, have better access to nature, have more space for less, have great schools for your kids without paying for private, etc.). In a city this is impossible regardless of where you live.

Okay, but your property taxes (esp yours in NJ in a "nice" town) will be like the equivalent of a private school tuition. My parents are in a "nice" town in NJ and prop taxes are like 18k a year. But you have kids, so obviously it's a different thing, or plan on having them? Anyway, enjoy access to some more parks, a few restaurants in your town's "downtown" if it even has one or your local mall as your cultural high points. Without kids, you wouldn't be there.

Also, it's easy to avoid poors in cities. Manhattan is so sanitized now it's actually kinda sad. I miss the grittiness. If anything, it's more balkanized than ever economically.

$18k/year is a lot, but that would actually be low for private school tuition for even 1 child. There is no "buy one get one free" for two and usually only a tiny discount if it even exists. Aside from which, if you own a property in the city, you'll be paying property taxes (less, but non-zero), probably HOA, private school tuition, and last but not least, a city income tax that will cost significantly more than $18k/year if you have a high HHI (which, you need to really live well in a city). Add it all up and it is no contest.

"Without kids, you wouldn't be there."

We don't have kids now, we're still moving there. We're sick of urban BS and want space.

"Also, it's easy to avoid poors in cities."

Absolutely not. They're everywhere unless you refuse to leave indoor spaces.

Fuck yeah 18k is a lot, jesus. And it's all for the "thcool thythtem". There are plenty of private schools all over NYC that are more than fine with tuition in the 8-10 range annually.

Say you live in a co-op in the city. Your maintenance fee covers all building repairs, amenities, taxes, it's all bundled in. Or even in a "suburb-like" part of Queens like Forest Hills, Whitestone, Bayside, etc. Your taxes are waaaay lower and you have a "suburban" lifestyle. Okay yes, you get city tax pwned. But it's really no biggie. Consider how much money you will need to pour into your home when things constantly break or need to be updated. Replacing a roof? That's a real fun and cheap one.

Just saying it's all relative. To you, it's worth it to move out to be around other rich white folk and be able to sit on your deck and stare at your 9,000 sq ft plot of land (which you will always pay lawn people to maintain).

I think my ideal situation would be maybe very city adjacent-suburban but in a city-ish suburb, with a real downtown, that is 30 minutes or less to a major city center. Not sure if that's yours. But I could probably do with that.

To me the biggest appeal of suburban life is simply a more relaxed pace. But there's too many draw backs. I'm a city dweller but also choosing to be a nonkidmo so it's different.

"Fuck yeah 18k is a lot, jesus. And it's all for the "thcool thythtem"."

IRL, it goes beyond that. It is a price you pay to ensure that no one poor could afford to live next to you. It is the same concept as why Equinox costs $200/month when your shitclub costs like $50/month or less and has fairly similar equipment.

But yes, you also get a good school system that negates the need to pay for private schools out of it too.

"Say you live in a co-op in the city. Your maintenance fee covers all building repairs, amenities, taxes, it's all bundled in."

Downside - the co-op is going to be inefficient as fuck and worst of all, it won't be done the way you want. Even worse, when YOU want to do things the way you want, they will need to approve it.

"Okay yes, you get city tax pwned. But it's really no biggie."

What? How is it "not a biggie"? You're bitching about $18k/year when city tax is going to be more than that AND you will still pay some property taxes on top of that AND if you have kids they're going to a shit school (or you're paying private) AND you'll still have poors around. There is no way you will come out ahead.

"To you, it's worth it to move out to be around other rich white folk and be able to sit on your deck and stare at your 9,000 sq ft plot of land (which you will always pay lawn people to maintain)"

The point is that it isn't even more when you add it all up. It is just a much better deal.

"I think my ideal situation would be maybe very city adjacent-suburban but in a city-ish suburb, with a real downtown, that is 30 minutes or less to a major city center. Not sure if that's yours. But I could probably do with that."

We actually agree.

"To me the biggest appeal of suburban life is simply a more relaxed pace. But there's too many draw backs. I'm a city dweller but also choosing to be a nonkidmo so it's different."

Age?

Or you could meet someone you have a connection with organically, have a relationship, get married, etc. at which point living in a polluted city also becomes less attractive, but yeah, this works too.

He pwn3d the shit out of the poster claiming that lawns are purely American concepts. It is typical shitlib bullshit like the guy below claiming that NYC would be perfectly affordable if we just had MOAR mass transit. I don't even oppose mass transit, I just realize that prices are based on supply and demand and if you cram everyone in huge megacities that they're going to be expensive and most likely inconvenient.

It's quite the opposite. The way we built our housing and transportation infrastructure and modeled our local governance following WW2 is why the prices are insane and infrastructure expensive and inadequate. If the travel time for a train ride from Riverhead, NY or Newburgh, NY to Manhattan, Brooklyn, or westchester were cut by 2/3, prices would be a lot different. Instead everyone crowds around a small and inadequate number of subway stops and train stations and they ride on a system not made for high-speed travel or to transport a large number of people. The 1950's were the perfect time for governments to invest in high-speed mass transit systems (lots of cheap open land that could be bought for high-speed rail and subways). Instead, NYC and NY bought up tons of land for roads and spent a shit ton of money building them. This encouraged low-density car-centric development.

You're right. That's why it should have been done in the 50's. There were plenty of urban planners ringing the alarm bells then about our reliance on highways and low-density suburban development.

There are a bunch of places reasonably close via commuter rail. All of those that are nice are expensive too. The real solution would be promoting business in secondary cities, greater incentives to encourage remote work, etc. There are zero huge cities that are reasonably priced and convenient to live in.

No one did what urban planners with foresight wanted. Those cities are definitely better planned though they too fell for a lot of the Robert Moses claptrap (he was hired as a consultant throughout the US, Europe, and even South America (Venezuela and Brazil)). The calculations were there. Cars take up too much space on the road and too much parking space. They should have never been accommodated the way they were.

Mass transit (especially cheap subway/bus) is absolute shit in a million ways. You're constantly surrounded by poors, bringing pets is a huge PITA, there's constant overcrowding, etc. This, of course, is why every city has a variety of methods allowing people to get in and out based on their personal preferences and financial status (car, ferry, commuter rail, etc.). No, you're not really smarter than every city out there. If cities made life even harder for people (by banning cars, which a bunch of people like), they would just prefer other cities over them. Your complaints remind me of people that say "no, it isn't that Communism sucks, it is that it has never REALLY been tried!"

Levitt was born in 1907 to a Jewish family. His generation was the second since immigrating from Russia and Austria;[2] the paternal grandparents who immigrated to the United States had been a rabbi grandfather from Russia and a grandmother from Austria-Germany.[3] Levitt grew up in Brooklyn, New York.[4] His father was Abraham Levitt, a British-born[5] real estate attorney and part-time investor; his mother was Pauline Biederman. A younger brother, Alfred, was born when William was five years old. William received a public school education at Public School 44 and Boys High School.[4] He then attended New York University for three years, but dropped out before graduating.[4][5]

Gosh, it's almost like city life, suburban life and rural life all have plusses and minuses depending on one's needs and life stage and goals. Odd case.

ITT: third worlders of jew and russian persuasion debate the merits of urban vs suburban living in the third world whilst conveniently ignoring the underlying cause of said third worldism which is third world demographics which makes suburbs and cities shitty alike

You drive a beat Honda and live in a shoebox apt. Most people ITT live significantly better than you do, whether in an urban environment or a suburban environment.

Why on earth would I even care, let alone "be mad"? Best case scenario, you are dating a literal prostitute looking how to suck your money out of your wallet. More likely, this is all weird flame that is poorly executed. I hope it is the latter for your sake. If not, your manchild existence is about to get much worse.

I'm not sure what her passport would "prove". That she is a living person or what? My point is simple. Even if your story is to be believed, removing the juvenile "BAC" nonsense that even 16-year-olds wouldn't take seriously, anyone with half a brain would realize that there's no reason other than a plan to scam you on what would motivate her. Again, assuming this isn't flame or you're not just paying her.

surprisingly, she has 2 passports

apparently russians have 2 passports, one for intra-russian travel and one for inter-russian travel

bizarre, but true

Her internal papers are not the same as her passport. Those are her identification papers which include her "propiska" (her city registration, which allows her to live wherever she lives). They are not "two passports", they serve different functions.

Also suspicious is the fact that you keep trying to prove that she is a living, breathing human being which isn't really the point of contention here... "Oh look, I have her PASSPORT!" Uh, ok...

i really like her, and she really likes me. damn tmf, you got mandy, and i got a russian cutie 10 years my junior who wanted to see me so bad that literally she literally got on the next flight back to seoul to see me

Look, I have very limited facts here, but no, she isn't doing this because she finds you so irresistible that after 3 days she wanted to marry you or whatever. I get it, you're trying to say that you're just so awesome that she totally fell in love and whatever. Frankly, it isn't even believable when RSF does this and he presents a more compelling schtick than you do.

The suburbs were the creation of keeping decent people away from riff raff.

Had nothing to do with a waste of resources. It was an attempt to save them.
