welcome to today's market in the towns everyone is moving to brooklyn from. my brother is a lender in hudson county. here's how the market works in jersey city these days: day 0: they put a house on the market in jersey city day 2-4: open house. the get about 5 competing offers unless the house has some toxic fatal flaw (e.g. gut-worthy, next to a sewage treatment plant/highway, 20 min walk from PATH, only 1 bathroom, etc). day 5: they tell everyone to "submit your best and final offer by tomorrow at noon" day 6: best and final offer comes in, substantially over asking.
my brother recently closed a loan for house in JC for $550k that was listed at $450k and appraised at $440k. another was listed at $575k and sold for $650k. appraised at $615k. two identical rowhouses in jersey city--one sold for $875k in March, the other sold for $935k in August after TWO DAYS on market.
sellers won't even accept your offer in these markets these days unless you waive the appraisal contingency because everyone expects the houses to appraise below bid. |

The market is nuts but sounds like the guy didn't get a good deal. Jersey City is totally insane but the suburbs are seeing steadier growth rather than this explosion that is seeing shit in the Heights and Journal Square getting bid up. Hoboken and DTJC are totally nuts too, but that's expected. |

The point I'm trying to make is that he didn't underspend or pick stupid areas, he probably just caught up in a stupid bidding war.
Or maybe he just loves that house for whatever reason in which case whatever, he is fine. |
