There's no realistic way to suspend rent obligations. When mortgage payments are suspended, interest accrues and is added to the balance and the entire amount is paid off with somewhat larger payments over the original term once payments resume. The term of most residential leases is only a year, though, so deferring payments and then compressing them over the remaining term of the lease doesn't really help people.

That makes no sense. The government is shutting down workplaces to control the spread of COVID-19. Paying rent when due does not spread COVID-19.

The government's job is to control the spread of the disease, not pick winners and losers in any ensuing turmoil.

Why does controlling the spread of COVID-19 take precedence over everything else? Has it proven deadly enough a pandemic? You have to factor that in, or you're just privileging the rich and old at the expense of the poor and young. That's actively picking winners and losers, and more arbitrarily than the disease does.

That would, at best, allow tenants to vacate early and stop paying rent, but that isn't what they want. They want someone else to buy and maintain a building they can live in for free.

why wouldn't the government just waive this by law during a time of crisis

why wouldn't the government just waive property taxes during this time of crisis

nobody is "losing" "money" in a time of crisis if we simply cancel all of these things by state edict. the real material assets are completely unaffected. the buildings remain exactly the same

what administrators? nobody is "administering" anything during this hypothetical scenario. that's the whole point

if you're referring to the state's lawmakers/administrators, the state can print money to pay them. that's what it already does in the first place. "taxes" are practically irrelevant to the modern state

Landlords typically service secured debt every month

The debt is typically syndicated to numerous investors. If these investors are forced to miss payments because of some new risk neither side allocated, the price of credit will go up and renters will end up eating the incremental cost

At the margins, we probably get less new housing construction too as banks/property owners overreact to the risk of future pandemics

I rent so it’d be great to not pay rent. But I’m 100% sure I’ll pay one way or another. This is like trying to carry water by gripping it with both fists

nobody who took econ 101 would say there's literally no impact at the margins, but the govt shifts all kinds of risks that cost money from tenants to landlords, homeowners to mortgage banks, employees to employers, etc. For the most part nearly everyone still manages to get an apartment, house, or job at a price that both sides are OK with, and the regulated party prices in enough to buy insurance for it.

there's a common reactionary attitude that the system is bearable now but adding 1 more protection will collapse it (see: reptile predictions about every minimum wage increase in history not coming true).

Who said anything about collapse? It will backfire in lots of ways both of us can predict now and a few we can’t. That’s all

Rent control as it stands is a singularly retarded policy that forces luxury buildings to house the desperately poor (that can’t afford anything in the neighborhood or utilities). We get by ok but it’s still dumb

I'm saying that next time around landlords can buy insurance for this and raise everyone's rent by like 8 cents a month. There will be no mass shut-down of rental properties and halt of GC hellscape construction, just like nothing happened the last 5,000 times the rent seeking class warned that some minor consumer protection that 100 other countries have would destroy the market.

There are like 2 cities in the country that have serious rent control measures and I agree its dumb.

Yeah they can apparently pass on 100% of the cost increase to consumers, yet the investors still somehow feel squeezed and disincenticized from supplying. Typical capitalist propaganda.

landlord can not just waive the right to receive rental payments from tenant without mortgagee approval, this is likely a covenant in every single real estate loan agreement, and failure to get mortgage approval would result in an Event of Default under the loan. one way or another, lender would have to approve and they may or they won't, landlord doesn't really get to unilaterally decide here regardless of their creed or tribal affiliation. in a sitution like this, lenders will ahve to assess each asset separately and determine LTV, DSCR, etc to determine whether allowing limited forbearance on rental payments verse foreclosing on the multifamily is a good value proposition. in the cmbs context, it's probably not as straightforward but i don't really know much more than this
