There's no realistic way to suspend rent obligations. When mortgage payments are suspended, interest accrues and is added to the balance and the entire amount is paid off with somewhat larger payments over the original term once payments resume. The term of most residential leases is only a year, though, so deferring payments and then compressing them over the remaining term of the lease doesn't really help people.

Landlords typically service secured debt every month

The debt is typically syndicated to numerous investors. If these investors are forced to miss payments because of some new risk neither side allocated, the price of credit will go up and renters will end up eating the incremental cost

At the margins, we probably get less new housing construction too as banks/property owners overreact to the risk of future pandemics

I rent so it’d be great to not pay rent. But I’m 100% sure I’ll pay one way or another. This is like trying to carry water by gripping it with both fists

nobody who took econ 101 would say there's literally no impact at the margins, but the govt shifts all kinds of risks that cost money from tenants to landlords, homeowners to mortgage banks, employees to employers, etc. For the most part nearly everyone still manages to get an apartment, house, or job at a price that both sides are OK with, and the regulated party prices in enough to buy insurance for it.

there's a common reactionary attitude that the system is bearable now but adding 1 more protection will collapse it (see: reptile predictions about every minimum wage increase in history not coming true).

landlord can not just waive the right to receive rental payments from tenant without mortgagee approval, this is likely a covenant in every single real estate loan agreement, and failure to get mortgage approval would result in an Event of Default under the loan. one way or another, lender would have to approve and they may or they won't, landlord doesn't really get to unilaterally decide here regardless of their creed or tribal affiliation. in a sitution like this, lenders will ahve to assess each asset separately and determine LTV, DSCR, etc to determine whether allowing limited forbearance on rental payments verse foreclosing on the multifamily is a good value proposition. in the cmbs context, it's probably not as straightforward but i don't really know much more than this
