Got new patio furniture/fire pit, fake grass, and low voltage lighting. I included daytime and night time pics. Those are my wife's legs in one of the photos. Wife and I spend at least a couple nights a week hanging out at the fire pit after the kids go to sleep. Having a nice outdoor area is 180 and super relaxing.

This isn't Montana, brother. But, my neighborhood has its own park a block away with tons of grass, a jungle gym, and sand box. I also live 2 blocks from 30 miles of hiking trails. So backyard is mainly for swimming and sitting by a fire pit at night.

Brother, in all honesty, not a fan of the shape of your backyard. You have plenty of space but no area seems big enough because of the layout. I also think your landscape lighting could have been a little more classy, you don't need to put it in so many places on the hill. I also think if you're going to go through the hassle of having a pool, something bigger than a New Delhi canal would be appropriate.

Overall I rate your backyard a 165 because it looks new and updated unlike the majority of yards in your area. Hope this helps.

i like the landscaping on the slope but you could maybe grow some vegetables or something (some people might think that's a tacky suggestion but if you're going to put plants there might as well have something you can pick and eat). not sure what that middle strip is but looks almost like weeds from the picture (i'm sure it's not).

also, not part of the land/hardscaping but your furniture is kinda generic, like something that would be in the common area of an alright but not fancy hotel.

I'd put a few fruit trees on the hill. Would help with privacy, too. Our one orange tree alone gives us 500-600 oranges/year.

They send me a letter once a year letting me know about the annual budget. My HOA is actually 180.
