In high COL, people seem to be overstretching. I read somewhere that you’re supposed to have an extra 10% of the home purchase price stashed away in savings as an emergency fund. Are people actually doing this?

i put 10% down and it was the best thing i ever did. 6 months later i got another mortgage that valued the house at 15% more (without an appraisal!), so i was able to drop the mortgage insurance--and interest rates dropped 0.5% in the meantime as well.

if i had put 20% down, that extra money wouldn't have been in the stock market, where it earned a 14% return in 6 months.

I put 20% down which was most of what I had. After some furniture (nothing crazy), power rack/weights, and a 65 inch OLED to round out the place, that was most of what I had.

That left me scrambling to scrape together small pittances to spend on ETH. The money I used for my down payment literally would have bought the house outright several times over had I made the same crypto trades with all that capital. Actually I probably would have made a lot more (per dollar invested) because I could have traded less defensively.
