Now? 220K.
They did not own a home in NYC. Savings depleted into Tampa home purchase.
No real upward income trajectory unless they take on risk.
Guess what? Groceries, dining, furniture, cars and vacations all cost the same as they did in NYC when HHI was 500k.
What is the end game here. |

I think historically you are right, even if Kharkov and such had similar issues. Some differentiators that make me push back on rural being more risky now:
1. The main target of the Soviet regime, after getting rid of the intelligentsia in the cities (which they did early), was going after the Kulaks (aka "rich" farmers). I don't think the regime will specifically target farmers or ruralmos this time around. Middle class whites in suburbs would likely be the class they would target.
2. Before we even get true totalitarian control, the biggest issue is going to be degrading infrastructure and crime. Both of those hit the cities far more than rural areas.
3. The way that totalitarian control will be exerted is through technology. Street cameras, cell phone tracking, IDs, limited physical cash. Rural communities are going to be far, far slower at adopting all that. I don't even have cell coverage on 90% of my property. |

I've wrote about this before here. For a big city, you can move there from out of town and can get a great job. For a small city, these jobs are few and far in between and tend to only go to socially connected/ family connected people. Also, it is greatly underestimated how expensive some of these lesser tier places are - hell, my house in small seaside town SC has a 7 figure zillow estimate now. This, of course, is no big deal if your family owns a bunch of land or property in town, but serves as a barrier to entry to people coming in from out of town.
Summary: lower tier cities and certain rural areas can have a much, much higher quality of life than a big city, but the barrier to entry can be very high and that life is not readily available for most people.
EDIT: if you think about it, it's the opposite of what people expect. You think of high living NYC or LA as being "exclusive," but in reality, the "good life" can be easier to obtain for "outsiders" in a big city than it is in a more rural area. |

The same thing anyone else does. When you say "rural," I think you're thinking about living on a 1000 acre ranch. Most people who live in "rural" places (as opposed to big cities) live in towns, with restaurants and bars and strip clubs and the rest of it.
There are other things though, in Los Angeles I probably wouldn't own an offshore boat and I wouldn't be spending my weekends with my kids on that boat at the sandbar, cruising the sound, etc. I'd be cramped in my compact car in traffic looking for parking at some packed out beach. There are plenty of examples of shit like this.

I did NYC -> FL pre-pandemic and its been a great move for me. I took about a 15% paycut and in 2 years went from getting raped on NYC rent and riding a subway with proles to having two decent homes, luxury cars and no winter. The homes have done very well in the last 18 months - but long term I think this is where you lose the most by moving to a T2-T3 city (and income growth). The property is cheaper but just doesn't appreciate in the same way (your big suburban Orlando may not be worth much in 50 years, NYC property will). Long run I think from a pure $$$ standpoint I break even - but the QOL at the same salary in Orlando compared to NYC is outrageous. It's completely different now with remote work. My salary growth would have suffered here due to limited ability to change jobs, but now its a non-issue. There are tens of thousands of jobs offering a Cali - 10% Salary so I don't feel any limit on job opportunities or income growth.
Big difference between T2-T3 metro with millions of people and a true rural area though. Places like Tampa, Orlando, Miami, Phoenix, Dallas, Houston, Atlanta, Charlotte are big metro areas on almost any metric, so you really don't give up many (any) cosmopolitan amenities. Totally different living in the boonies: considered buying a lot of land further north in FL and all these places have no broadband, no serious hospital or schools, etc. |

Groceries are not that much cheaper than Caliornia - but you're still probably paying half of what you would've paid in NYC. Also, you avoid the NYC traps of Ubers, cabs, and seamless delivery. Instead of getting a burrito delivered or $34 in New York, I drive 2 blocks and pick up my own or $9.
All told, my net worth barely changed after 5 years of big law in NYC.
Now I make less money, but I've gained probably $400,000 in net worth in 2 years. Results not typical, but just a counter to your dumb example.... |

Then again, does it really matter? Would I be any less happy making a quarter of what I do now? Or 4x what I do now? How would it change my life? If I had more money I’d buy more expensive cars. If I had less, I would have fewer expensive cars. My life would be 95% the same.
If you have a wife and kids it complicates the math, but there are enough livable suburbs and small cities that you can have a comfortable life and the extra money is just on the margins. |

Date: January 19th, 2022 10:16 PM Author: Startled zombie-like pit french chef From my perspective (grew up in ARE country, have lived everywhere from middle of nowhere to NYC), the sweet spot is anywhere from a "big" small town of at least 10-20k (not a suburb but a freestanding community) up to a small city of 100-200k with a metro area of no more than a million. Moving from SF to Dallas or something might seem like an improvement, and on the margins it might be. But you are still experiencing a lot of big city problems like crime, congestion, rootlessness and too many strivers competing with you for consumer goods, real estate, private school tuition and all the rest of it.
If you move to a real small city, you actually get the full benefits of lower COL. Even if you make less money, you can come out ahead. You may find there are a lot of untapped opportunities in these places. There's also much more of a sense of community. At the same time, there are still amenities and you're not driving an hour for groceries or whatever.
Anyway, this path is inconceivable for most XOers but it makes sense to me. |

trick is to live like a poor in the big city, save money then move. |
