Any strong opinions among these towns? Aware some are more expensive than others but on the whole if a family with kids and a 3M budget was looking at these places, which would be most credited?

Carlsbad and Encinitas are basically the same town. They have some nice areas inland a bit where its sunnier

Same for the 2 OC towns imo. South Orange county everyone is 80 or a gen x wearing volcom

La Jolla is much richer, more hemmed in though

La Jolla > Encinitas > Carlsbad > Dana Point > San Clemente

Depends on your age though. None of them are super ideal for people that want the city experience. They are beach spots. La Jolla is somewhat touristy and glam. Encinitas and Carlsbad have gotten more expensive but are basically surf towns with some 30 years olds, etc. Dana Point and San Clemente seem a little bit more grungy (but I don't have a lot of experience with them). La Jolla has best proximity to downtown SD.

Yeah. We're in La Canada but I've always liked the idea of a beach town. Now that my job has me traveling more than being in a specific office it's feasible to move the family to a beach town. I'd visit between work trips. La Jolla would be better for airport connections.

Guess the risk is that the kids become surfer bums.

depends where you're traveling to and how often/where your office is

carlsbad used to be 180 bc the regional airport had 15 min flights to LAX and the proximity to John Wayne and SAN.

NIMBYs drove united out, but there may be some semi-private/charter shit in addition to the BIGGOLF learjets always coming in and out.

Honestly, I think best bang for your buck is Carlsbad suburbs/ gated communities about 15 minutes away from the beach. Great weather, about 45 mins to downtown, good schools, fun things to do, etc.

In order of rank:

La Jolla is basically paradise as long as you don't have to leave it to go anywhere else in SD. Traffic isn't particularly bad, it's just off the freeway enough to add to the drive.

Encinitas is MILFs and hipsters and fitness shitheads wrapped up in a nice beach enclave. Horrendous traffic to get home as it's north of both the 5/805 merge and the subsequent 5 narrowing in Cardiff.

Carlsbad is a soulless cookie cutter suburb that only gets ranked as high as it is because OC is worse. Same traffic problems as Encinitas. Carlsbad and Encinitas are not the same; Encinitas has a more developed and unique looking central area while Carlsbad is rows of identical looking faux Spanish villa suburbs that were all built in the 90s and 2000s.

Dana Point is rich dumb Chamber of Commerce conservative OC people and their worthless kids. If you're a boatmo it might be 180 as there's a heavy harbor presence.

San Clemente is just another beach city full of upper middle class white collarmos and their surf rat kids.

None of these cities are bad. They're all quite livable and strongly better than 99% of the US.

If you're looking at coastal SD you should consider Point Loma as well - easier to find in your price range and similar geographically to La Jolla. You want to be south of Narragansett at minimum in PL to avoid airport flight path noise. Bonus is immediate vicinity to downtown SD and the airport. PL is your true best bang for the buck here as a lot of the houses up the ridge have large lots - like quarter or half acre - and are within a couple minutes of the ocean.

La Jolla does seem ideal. Just that 3.5 won't get you much there.

We live in La Canada, which is great but we never go to the beaches and when we lived in Dubai we were at the beaches all the time and it's something I do miss. Loved the evening stroll around the neighborhood to the beach and the sunset. Only time we see beaches is when we go east in the summer, which is ironic. I work insane hours and as a reward I'd like that back in my life. Even if just a 15 minute stroll at the end of the work day.

Here's a $2.4mm 3/3 SFR smack in the middle of the Barber Tract and 4 blocks from the beach.

https://www.redfin.com/CA/La-Jolla/643-Bonair-St-92037/home/4916334

There are also plenty of detached SFRs the same size and price range throughout Bird Rock.

Granted, you can spend north of $15mm real easily if you want (see, e.g., https://www.redfin.com/CA/La-Jolla/6308-Camino-de-la-Costa-92037/home/4918140 ; https://www.redfin.com/CA/La-Jolla/6106-Camino-de-la-Costa-92037/home/4933722 ; https://www.redfin.com/CA/La-Jolla/308-Vista-de-la-Playa-92037/home/4913434 ) but don't have to.

Either one of these houses would be 180 as fuck buys and are a good alternative to La Jolla. They're both within easy walking distance of some of the best surf spots in Southern California, which will keep the values up compared to other coastal property. The cheaper one is probably the better deal as it sits half a block farther from the park and will be quieter/less busy with surfers, tourists, beachgoers etc.

i stayed at that old resort in la jolla with that roast beef pussy stripper i had an affair with back in late 2019. constant cocaine and booze binge, i did cocaine off her pussy and fucked her numerous times when i could get it up. they set up an ice rink out near the beach that we could see from our balcony. we sat there after fucking and doing blow and she sat on my lap as we smoked cigs.

as wrong as i know this was to do, that was such a nice moment.

Unless you have an ocean view it's pointless to live in any of those places because actually going to the beach sucks and the ocean is unusable unless you're a surfer. It's much better to get a big lot on a hill in a suburb that's 20-30 mins from an airport.
