Holy ***t. I just got a quote to replace our HVAC unit, ductwork and everything, on a 2,000 sq/ft house, for $45,000.
No joke. The guys that quoted know I have a building co (subs mainly do new construction), are a reputable company but quoting normal equipment (nothing super efficient), and it’s admittedly a bit more work than standard—lath and plaster to cut through, and no insulation in the walls (historic house) so a 5 ton unit.
But this blew me away. I was expecting $30k tops. Told them so and they didn’t budge.
Is this the new normal??! How can anyone afford anything?
Guy also said these new units keep getting more complex and only to text them to last ~15 years.
From a rent perspective, over 15 years that’s $3k/year without considering time value of money, annual maintenance, or actually utility costs, JUST TO COVER THE HVAC UNIT ITSELF.
Obviously going to get more quotes, but if this is remotely real…rents are going to go up a lot more, and homeownership, even if people can afford to buy, people won’t be able to afford to maintain.

i replaced an hvac system on a rental around this size with an ultra high efficiency high end system and it was 15k. quotes for low end systems were like 8k.
this dude is trying to retrofit in ductwork. no one does that unless they're a richmo renovating a farmhouse or something. this is what mini-splits are for.

$35K of this is ductwork. Use SpacePak. It was developed for old house duct retrofit. Small, high velocity ducts. Holes are small and ducts are flexible tubing that is snaked through walls/floors/ceilings/whatever. Had one of these systems in my old lathe and plaster Winnetka house. Much cheaper and less disruptive than putting in big galvanized ducts.
