this was my entire 2023. despite assiduously following disco fries' advice at every step we simply could not make it work
at this point we're deciding whether to try for round two or just accept it and start blowing the $$$ on other shit

We bought a new house in 2023. Got it done by having two mortgages for awhile. Paid a down payment and all closing costs while paying reno costs on the old house. Paid for the move. Moved. Finally got the old house on the market. It was one nightmare after another. House sold. Then we went to closing. By that time I was so exhuasted and up to my eyeballs in debt. Got the wire.
Now our new mortgage (at 6.5%) is paid down and we have just 17 years remaining on the loan.
Maybe we can refinance one day, maybe not.
Honestly the cash flow problems kind of worked themselves out once we got the other house sold and it's 2.75% mortgage paid off. I do pay more in interest now, at 6.5%, but it's a better house and we are happier.
