I'd need to do 33% down and maybe buy a point at closing to make it barely fit the budget, but it's pretty turnkey and wouldn't need much long term (newer roof, windows, veddy nicely finished basement and like a 100k deck/kitchen/pagoda with a fuckin TV)

The trick is I just, just started a job with base + commission. I have an 18 month guarantee but I think I'm going to blow right through it in my first quarter, the person I'm replacing retired and left me with a gigantic pipeline. My worry is it's tied to specifically the US domestic auto industry which might be a bit scary in the near future, and my wife and I are going to form babby next week.

what's your age, and how much $$$ do you have socked away for retirement and in investments. that would make a big difference for me. if you're like 35-40 and have $500k in 401ks and can still put away a decent amount, the house is fine. if not, i'd think very carefully before doing it.

yea, my income went way up as of this year; the last several years i made like $350k but last year, i made around $550k. this year is $650 (due to my origination bonus from last year being paid to me this feb). next year, i am going to be in the equity partnership and given my numbers it looks like i'll be given a % of the firm that will equate to $800k or so (maybe up to $900). even still, i am not even thinking about upgrading houses. i'm going to try to max out the $70k or whatever i can put into the firm retirement plan and plow an additional $300k per year into investments. do that for like 3 years and maybe go part time or something.

Very funny, you described us to a T. I have been in my current home 12 years with an $800/mo mortgage, we're 34 and 36 and have just shy of $500k combined in Roth IRAs and 401ks. Our post-purchase budget would continue to max both account types after closing. I have a company car (insurance and gas are free too), wife's car is a 2020 that we paid off in a year and a half and should last at least 5 more years while we sock away money for the replacement.

I have $150k cash on hand and around $200k in equity in the current house, would probably put down $200k half cash half interest only HELOC on current to move out so we don't have to stage it with a new babbyd00d. If stuff gets real tight, we have 2 other rentals we could sell and plow the profits into recasting the mortgage or doing a cash-in refinance if rates drop.

The good is that location fucking matters and if you're happy take that first and foremost. Additionally "value" will increase so think about cost locked in right now and FOMO for future, there's value.

The two things to watch are taxes/insurance and improvement costs.

On taxes/insurance, can you afford if those 2x in 5 years? That should be your baseline assumption, because everything is insane right now with inflation, climate risks, insurance greed, Boomer upgrading prices, you name it it's shit. So just price that in. If you're comfortable, great.

Even if you think the house is in "great shape" do you have 10% of home's value to spend on repairs in next 2 years? Bank that in, assume major shit is going down because the owner has lied about the furnace or the stove or the plumbing or something. "Nice windows" lol okay brother, just pepper thy angus.
