Does Redfin still do a 50% kickback to you? That’s an option.
I don’t know, but I found that letting the selling agent double dip and not have an agent myself gave me a leg up. Just don’t sign anything with them saying you are the buyer’s agent. Getting the sellers agents to show you anything is hard, but possible especially if you are a lawyer and can afford it.
Next house I buy will be private party no agents.

I think it can be worth it in some circumstances, but in my experience most sellers and realtors are too dumb to understand that they're saving money by not having to pay a buyer's agent $30,000.

I think it varies by state - but my point sort of stands, that obviously there's an extra $30,000 here but the parties are too dumb / unwilling to let that money go to reduce the purchase price.
Nothing would stop the seller from telling their agent that's bullshit.

The sellers agent knows exactly what he’s doing. He knows there’s an extra $30,000 for him to steal from the parties

csb. just do unrepresented buyer negotiating the tax consequences of clause 9.2 and 7.6 with some 103 IQ meathead seller's agent and his 95 IQ client. these meathead realtors just use the standard forms.
