I don’t know, but I found that letting the selling agent double dip and not have an agent myself gave me a leg up. Just don’t sign anything with them saying you are the buyer’s agent. Getting the sellers agents to show you anything is hard, but possible especially if you are a lawyer and can afford it.
Next house I buy will be private party no agents.

Best I could do was sign up with a seller's agent for a place we thought we wanted, small discount for double agent, didn't buy that place anyway but then she did add value by getting us in on a private listing from within the cartel. I have found that sometimes it makes sense to have a realtor that I work with make an initial approach, especially if the seller is unrepresented or I'm proposing some unusual deal.
