lol prices are already down 20% in many markets. housing sales have been stuck at 30 year lows and fewer sales today than in 2008/2009.

It needs a tip of forced selling and I think you will see double digit declines in housing prices. Clearly the current prices do not reflect what people will pay, but also only reflect what sellers will accept given the comfort of time. I assume higher rates --> recession --> forced selling. Its happened many times before in history...
