An art collector’s waterfront estate in St. Tropez asks nearly $140 million

In an exclusive enclave in one of the world’s most famous playgrounds for the wealthy, a waterfront estate on the Mediterranean Sea is seeking well over $100 million, according to listing agent Shawn Elliott with Nest Seekers International.

Art collector Andrea Preiss is asking €115 million, or almost $140 million, for a roughly 2-acre property in the gated Les Parcs, St. Tropez’s most expensive community, according to Elliott. The coastal town on the French Riviera has long lured the rich and famous, including billionaires Ken Griffin and Bernard Arnault, who both own properties there, he said.

The Preiss estate was completed in late 2025 and took about eight years to build, said Elliott. Preiss combined two lots around 2018 and demolished the homes on them. Elliott said Preiss hasn’t moved onto the property.

Floor-to-ceiling windows overlook the property and the Mediterranean.

Preiss is the founder of Preiss Fine Arts, an art photography gallery in Vienna. She declined to comment on the listing.

The gated estate includes a roughly 10,000-square-foot main house, a poolhouse and a 90-foot swimming pool. A partially completed one-bedroom studio was intended for a security guard, but a new owner could use it as they wish, Elliott said.

The property also includes a private tennis court, which Elliott said is rare in Les Parcs, where most lots span about an acre.

Attached to the main home is roughly 8,600 square feet of terrace space. Inside, all of its eight bedrooms have views of the Mediterranean. Amenities include a chef’s kitchen—a secondary kitchen designed to handle large-scale culinary preparations and events—with a dumbwaiter that transports items to the main kitchen area.

The home’s furniture was custom-made and will be included in the sale.

There is also a spa with a steam sauna and mosaic hammam, as well as a gym with around $200,000 worth of equipment included in the sale, according to Elliott.

Elliott said Les Parcs has about 165 residences, which are rarely available for purchase. Many homes in the community, and across St. Tropez, are sold privately rather than listed for sale, he said.

In 2024, Griffin spent more than $90 million on an estate on St. Tropez’s Tahiti Beach, which is roughly a seven-minute drive from Les Parcs.
